Our client came to us through a word-of-mouth recommendation from another project we had completed.

His new build, a barn conversion in Askam-in-Furness, was just an empty shell needing a full heating system, hot and cold water system, and drainage.

Our client needed a reliable and efficient solution that would turn this shell into a comfortable and functional home.

The Client

Our client is a utilities engineer who understands the importance of a well-planned and executed heating and plumbing system. He trusted us to deliver high-quality work that would meet his specific needs.

The Goal

The goal was to install a full heating system, including radiators, a boiler, and a boosted cold water pressure system due to low mains pressure. Additionally, we were to design and install the plumbing for the kitchen, utility room, and three bathrooms (master bathroom, en-suite, and cloakroom toilet).

How We Did It

Step 1 — Planning and Design

We started by working with our client to understand his vision and requirements. We then carefully planned the layout for heating, plumbing, and drainage, ensuring every detail was covered.

Step 2 — First Fix Installation

Once the plan was approved, we moved on to the first fix, where we installed the core infrastructure: pipework, radiators, and the heating system, ensuring everything was correctly positioned and secured.

Step 3 — Second Fix and Finishing Touches

After the initial installation, we returned to complete the second fix, fitting all radiators, plumbing fixtures, and conducting thorough tests to ensure everything was fully functional and leak-free.

The Work

With the plan finalised, our team began the transformation of the barn into a fully functional home.

This phase was divided into several key tasks:
Preparation
We started by ensuring the barn was ready for the extensive work ahead. The initial step involved clearing out any existing installations that were no longer necessary. This was crucial for creating a blank canvas, allowing us to move forward with the installation of the new systems with precision.

Next, we focused on laying the groundwork for the heating and plumbing systems. The layout for pipework was carefully planned and marked, ensuring that each system would be both efficient and effective once installed.

Special attention was given to areas where the boosted water pressure system would be required due to low mains pressure, ensuring that these systems were installed to provide optimal performance.
Installation
  • Heating System Installation: Our team installed the heating system, starting with the pipework for radiators, the boiler, and the gas lines. Each radiator's location was chosen to provide even heat distribution throughout the home. The boiler was strategically placed for maximum efficiency and accessibility.
  • Plumbing and Drainage: We installed the first fix plumbing for the kitchen, utility room, and bathrooms, ensuring that all hot, cold, and drainage pipes were correctly placed. Special attention was given to the bathrooms and en-suites, where we ensured the layout would not only be functional but also aesthetically pleasing.
  • Boosted Water Pressure System: Due to the low mains pressure, a boosted cold water pressure system was installed. This involved carefully selecting and installing the necessary pumps and controls to ensure consistent water pressure throughout the property.
Finishing Touches
After completing the main installations, we returned to fit all the fixtures and finishes.

Radiators were installed in each room, and we ensured that heating controls were easily accessible and user-friendly.

In the bathrooms, en-suites, and cloakroom, we installed high-quality fixtures, including sinks, toilets, and showers. Each was carefully positioned to maximise space and functionality.

Before handing over the property, we conducted thorough testing of the heating and plumbing systems. We checked for leaks, ensured correct pressure levels, and made sure all systems were operating efficiently. Safety certificates were issued for all gas appliances.

The Results

The project was completed on time, and our client was extremely pleased with the results.
